3 bedroom and 3 bathroom Waterbay executive condo, 5 minutes walk to Cove LRT. Located right next to Edgefield Primary School, and opposite to Punggol Secondary School. We are looking to rent to: 1) One family unit of non-smoking tenants. This unit may not be suitable for families with very young children, as there are no invisible grilles. Pets are not allowed. 2) Tenants who can and will keep the place clean. If you are comfortable, it will be good to show us some photos of your current place so we can be assured of the way you currently maintain your place. Please take note of the following: 1. The rental does NOT include monthly WIFI and utilities (gas, electricity and water). The tenants are responsible for setting up their own accounts with the respective companies (., PUB, SP) and paying the charges directly to the companies. Any installation of the Internet, telephone and cable TV will also be at the tenants' own expense. 2. Tenants are responsible for paying the one-off stamp duty following the Stamp Duties Act. Tenants need to send us a screenshot after the payment is made. Tenants can use this link to calculate the stamp duty required to be paid: 3. For transparency, we will be using the tenancy agreement found in this link: 4. To confirm the rental, the tenants need to pay a deposit and the first month’s rent after the tenancy agreement is signed. The deposit amount is equal to a month’s rent for a 1-year tenancy contract and 2 months’ rent for a 2-year tenancy contract. 5. The subsequent rent will be paid monthly on the same day of each month via electronic transfer (., paynow, paylah) to us. The tenants should send us a screenshot after every monthly transfer is made. 6. Tenants are responsible for engaging a third party to maintain the air-conditioners every 3 months, and to send a photo of the receipt to us as proof of maintenance 7. At the end of the rental period, tenants are responsible for engaging a third party to do a thorough professional cleaning on the day of handover. We will check the condition of the place and the level of cleanliness during the handover. 8. We still have some letters sent to Waterbay, so we will each hold onto a set of letterbox keys. 9. Subletting is not allowed. 10. This unit is minimally furnished. Only a fridge and a washing machine are provided.
